3.    Job context

The Facilities Manager is responsible for the activities that sustain the critical customer environment within the data center. The Facilities Manager has direct line management responsibility for the Facilities Shift Managers, the management of the contracted hardware service providers and all critical environments change activity in the data center.  The Facilities Manager reports to the Operations Manager

4.   Purpose of job

The Facilities Manager is the (mechanical & electrical service -) data center expert, who has primary responsibility for the facility, to ensure it is safe and efficient. The job holder will hold responsibility for compliance with corporate and local policies and procedures, and ensuring all local statutory requirements are fulfilled.

5.   Results required from job

Health & Safety: Responsible for ensuring Health and Safety requirements for the facility are met and are in accordance with corporate and local Health & Safety policies and management

Uptime: Responsible for ensuring the data center maintains 100% availability and uptime. Maintain continuous operation of Critical Maintain minimum redundancy levels on all critical power and cooling equipment. Maintain continuous operation of all control, monitoring, fire and security systems.

HV and LV Work responsibility: Responsible for the electrical installation in accordance with NEN 3840 and NEN 3140

Project responsibilities: Full fill project champion or senior user role for assigned projects (technical or organizational). This concerning initiating projects and advising the project team during implementation and coordinating the handover of the project to daily operations

Maintenance: Responsible for the accuracy of the asset management (AM) and the operation of the computerized maintenance management system (CMMS); its completeness and accuracy for all assets and the delivery of the appropriate scope of Responsible for the management of the data centre preventative maintenance program (PPM) to ensure PPM is completed to schedule, and to the agreed quality. Manage and document completion of all planned and unplanned work orders in accordance within established timeframes. Responsible to ensure reactive maintenance is completed in a timely manner, safely and accurately.

Staffing: The Facilities Manager is responsible for maintaining the qualified personnel in a 24×7 shift pattern at or above minimum levels. Accountable to resolve staffing or scheduling issues that may arise in the line management of the Shift Managers and the Facilities Management contracted supplier.

Vendor Management: Participate in the selection, recommendation and appointment of outsourced service Contribute to the development of contracting arrangements, KPIs and SLAs. Review critical environment maintenance providers monthly against Key Performance Indicators (KPIs) and Service Level Agreements (SLAs). Manage the supplier to these indicators and take appropriate action if service levels are not achieved.

Reporting: Support and participate in services and technical audit reviews as necessary, through reports and records for auditors to review. The Facilities Management team will be required to make equipment and records available for inspection and testing. Create or ensure that all required facilities reports are created: Daily Weekly, Monthly, Quarterly, Status Board Updates and adhoc (Includes: supply and demand, preventative maintenance, spares inventory, incident reports). Timely and accurate event notification and escalation, and adherence to the our required notification and escalation policy. Internal reporting in written on weekly and monthly basis on appointed technical KPI’s.

Budgeting and cost control: Plan the yearly budget for all technical OPEX budgets and maintain OPEX cost under established budget. Advice and plan yearly for proposed technical CAPEX budgets.

Quality Assurance: Conduct regular inspections during maintenance activities to ensure the work is high quality and in alignment with any GS standards or local legal Review and authorize all maintenance activities, reports, maintenance records and change request. Make equipment available for inspection and testing as required.

Training: Ensure the facilities shift managers and the Facilities Management vendor’s staff have minimum or better level of That they positively contribute to Emergency Response Drills on a regular basis.

Documentation: Responsible for the data accuracy and completeness of Operation and Maintenance Accountable for ensuring that all works to the building are properly documented and incorporated into the buildings library of as‐built and Operation and Maintenance manuals. For the development, management and proper use of operating procedures (i.e. Emergency Operating Procedures (EOPs), Standard Operating Procedures (SOPs), Methods of Procedures (MOPs). Conduct monthly data center inspection and audit of preventative work orders and operating procedures

Technical Expert: Provide technical expertise in order to support the Sales and Customer Services teams in Customer Manage and participate in senior level pre‐sale engineering support activity.
